AI Can Analyze Port Aransas Real Estate. But Can It Be Your Realtor?

Michele Lorette October 6, 2026

AI is changing the real estate industry, and I’m embracing it. But there is one thing AI can’t replace: a Realtor who knows your market, knows your property, and knows how to get the deal done.

Artificial intelligence can analyze data in seconds. It can write property descriptions, summarize market statistics, create social media posts and help buyers research neighborhoods. And I use AI in my business, too.

But when you are making a $500,000, $1 million or $2 million real estate decision, you need more than information. You need experience, judgment, relationships and someone who is actually in your corner.

That’s where the difference becomes important.

AI Has Information. I Have Local Knowledge.

AI can tell you that Port Aransas is a coastal market. I know the difference between the neighborhoods. I know which properties are appealing to second-home buyers, which communities attract vacation-rental investors, which amenities matter to buyers and how location can affect demand.

I understand the nuances that don't always show up in a spreadsheet. Real estate isn't just about what happened in the past. It's about understanding why something happened and what it could mean for your particular property.

AI Can Find Comps. I Interpret Them.

A computer can identify comparable sales. But are they actually comparable? Was the property furnished differently? Did it have a private pool? Was it beachfront? Was it a better location? Was it heavily renovated? Was it an investment property? Was the seller highly motivated?

Two homes can look similar on paper and have very different values in the eyes of a buyer. My job isn't simply to hand you a list of comparable sales. My job is to interpret the data and help you make an informed pricing decision.

AI Can't Walk Through Your Property

AI can look at photographs. I can walk through the front door. I can see the condition of the home, the quality of the furnishings, the view, the street, the surrounding properties and the details that may influence how a buyer experiences the property.

And when I'm preparing a property for market, I'm not simply putting it in the MLS. I'm thinking about:

  • How should we price it?
  • What improvements will make a difference?
  • What will today's buyer notice?
  • How should we position the property?
  • What story should we tell?
  • How should we market it online?
  • What objections are buyers likely to have?
  • How do we get people through the door?

That's where experience matters.

AI Doesn't Negotiate Across the Table

This may be one of the biggest differences. Real estate negotiations involve more than numbers. There are personalities, emotions, deadlines, financing issues, inspection concerns, appraisal questions and competing priorities.

A good Realtor has to listen carefully, ask the right questions, recognize what isn't being said and understand when to push, and when not to. AI can help me analyze a negotiation. It can't replace me sitting across the table representing you.

Relationships Still Matter

Real estate is a relationship business. I've spent years building relationships in Port Aransas and throughout the Coastal Bend. I work with buyers, sellers, lenders, inspectors, contractors, title companies, photographers, videographers, property managers and other professionals who help transactions come together.

Those relationships matter when something unexpected happens. And something unexpected almost always happens in real estate.

My Business Isn't Just Me

One of the biggest misconceptions about using a Realtor is that you're simply hiring one person. My business is much bigger than that.

Behind every transaction is a team that helps me deliver a higher level of service, from transaction coordination and marketing to photography, videography, website/SEO, legal support and the resources available through Kuper Sotheby’s International Realty.

AI is one more tool in that toolbox. But it isn't the toolbox.

I'm Not Competing With AI. I'm Using It.

I don't believe the future of real estate is Realtor versus AI. I believe it's Realtor using AI versus Realtor who isn't. I use technology to work smarter, analyze information faster, create better marketing and communicate more effectively.

That allows me to spend more time doing what technology can't do:

  • Building relationships
  • Understanding people
  • Walking properties
  • Negotiating
  • Solving problems
  • Representing my clients

So, Who Wins?

If the question is whether AI is useful in real estate, the answer is absolutely yes. If the question is whether AI can provide valuable information, the answer is also yes. But if you're asking who you want beside you when you're making one of the largest financial decisions of your life, I believe the answer is different.

You want someone who knows the market, knows the property, understands the numbers, understands the people and is personally accountable for helping you reach your goal. AI can give you information.

I bring the information, the technology, the experience, the relationships and the human judgment. And when it comes to your real estate investment in Port Aransas, that's a pretty powerful combination.

AI may be changing real estate. I'm changing how I use it to serve my clients better.
