Should Your Home Listing “Rest” or Stay Active on MLS?

Michele Lorette January 12, 2026

Not every home benefits from staying active on MLS through the winter months. Sometimes, the smarter move is strategic patience.

Option 1: Let the Listing Rest

  • Resets Days on Market, removing buyer hesitation tied to “why hasn’t it sold?”
  • Allows time to regroup on pricing, presentation, or repairs
  • Positions the home as new to market when spring buyer demand increases
  • Avoids unnecessary low offers during slower traffic periods

Option 2: Stay Active

  • Less inventory means less competition right now
  • Serious, motivated buyers are still shopping
  • Opportunity to capture a buyer who doesn’t want to wait until spring
There’s no one-size-fits-all answer. The right strategy depends on your home, your pricing, your goals, and current buyer behavior.

My role is to advise, not pressure, so we choose the timing and exposure strategy that protects your value and maximizes outcome.

If you’re unsure which approach fits your property, let’s talk through the data.
